All visitors must present a valid driver’s license or other photo identification when submitting a rental application. Other acceptable forms of identification are: Valid state issued ID card, valid Military ID, or valid passport.
An application for residency must be completed and maintained for each applicant 18 years or older who will be living in the apartment or contributing to the payment of rent.
A holding fee is accepted as earnest money to reserve an apartment for the applicant. A hold fee must be submitted with the application and will be based on the current hold fee special or equal to one month’s rent. Hold fees will be converted to a deposit once approved and may increase or decrease based on the applicants evaluation and Gaslight Property Management Qualifying Standards.
Rental History: Up to 24 months of rental history may be verified on present and previous residence. A positive record of prompt payment, sufficient notice, with no damages is expected. Eviction, skip, or money left owing to landlord within seven (7) years of application date may be grounds for higher deposit or denial. In addition, returned rental verification that indicates future tenant has been treated for an infestation of Bed Bugs will result in denial of application. Falsification of this application is automatic rejection and will result in forfeiture of all monies/deposits paid. For applicants who are homeowners, permission must be granted to verify payment history with the bank or lending institution if there is a mortgage.
Credit History: An unsatisfactory credit report can disqualify an applicant from renting an apartment home with Gaslight Property Management. An unsatisfactory credit report is one that reflects past or current bad debts, late payments, or unpaid utility bills that prevent transfer of utilities, liens, judgments, or bankruptcies. Any bankruptcy that has not been discharged will result in automatic denial. Discharged bankruptcies from the last seven (7) years may require a higher deposit. If an applicant is rejected for poor credit history, the applicant will be given the name, address, and phone number of the credit reporting agency that provided the credit report (but not the contents of the credit report). An applicant rejected for unsatisfactory credit is encouraged to obtain a copy of the credit report from the reporting agency, correct any erroneous information and resubmit an application to this community.
Income: Applicants must have a verifiable income source that is no less than three (3) times the market rate of preferred apartment home. Proof of income must be submitted with the application. Acceptable income verification may include:
Criminal Background Check: A criminal background check will be used as the final part of the qualifying criteria at this community. Applicants convicted of crimes involving manufacturing or trafficking of a controlled substance or those who appear on the sex offender registry will result in an automatic denial. Other charges will be reviewed on a case by case basis. Other criteria may also be used in connection with application approval. Criminal background criteria may be subject to change at any time.
Landlord evaluates the above information with a scoring method that weighs the indicators of future rent payment performance. Landlord will determine the hold fee and deposit amount based on these factors.
In the event a guarantor is, he/she must complete an application for residency and meet all of the tenant selection criteria. Guarantors must provide all documents within 24 hours of being notified. A guarantor will be financially responsible for the entire lease agreement if occupying tenant(s) defaults.
* There is a maximum of 2 pets permitted per apartment.
The management relies on the information given above to be completed and accurate in order to act on your application in a timely manner. Any false statements, misrepresentations, inaccurate information or failure to supply the data requested above wihtin 24 hours may serve as a rejection of your application or grounds for an eviction action if later discovered to be false, misrepresented, inaccurate or incomplete information.
By signing the application, you are authorizing the use of any credit reporting/screening agencies to verify credit, validate and accuracy of all information recorded above. Further, your signature authorized the management and the credit reporting/screening agencies to later exchange credit information and access your credit report in the event of default of the lease agreement for collection or skip tracing purposes.
I understand upon approval of the application, I will be provided 72 hours to sign the lease agreement once provided. If the lease agreement is not signed within 72 hours of receipt, the apartment may be re-listed and all holding fee will be forfeited.
I understand that once my application has been approved, and my lease agreement has been executed, the holding fee shall be converted to a security deposit for the premises, for which I may then be eligible for a refund, after proper termination of the lease agreement.
I understand that all holding fees collected will be retained by management if this application is approved and I am unable to fulfill the conditions of occupancy. Likewise, the following will also result in the retaining of any holding fees collected: 1) Falsifying or omitting information that may result in an automatic denial on any part of the application documents; 2) Cancelling your application after approval has already been given; 3) Failure to produce required and requested documentation within 24 hours in order to complete and determine the approval process. I acknowledge that the Landlord will suffer damages as a result of the processing of this application and holding the specified unit off the market. The holding fee will be returned if this application is not approved, providing that all the above questions is answered correctly and truthfully.
I warrant that all of the representations in this application are true and correct. I also understand that information provided on this application shall survive approval of this application and execution of a lease agreement, and if at any time it is determined that any such representations may have been false or incorrect, then same may be the basis for a default to exist, as in the case of any other default that may be defined by the lease or Ohio law.
I understand that occupancy of the apartment is limited to persons identified on this agreement. I remain responsible for all occupants, guests and invitees to my apartment.
I agree to submit to Lessor valid photo identification (such as a state driver’s license or passport) and proof of income within 24 hours of applying. If a guarantor is necessary all documentation must be provided within 48 hours of applying.
In compliance with the Fair Credit Reporting Act, I understand that a consumer credit report will be made which may include information as to my character, general reputation, personal characteristics and mode of living. The nature and scope of the investigation requested may include information obtained through personal interviews concerning residence verification, marital status, number of dependents, employment, occupation, habits, reputation and mode of living, and the applicant/tenant expressly acknowledges and confirms that the Landlord shall have a continuing right to obtain current credit information as the Landlord deems appropriate in order to update the applicant’s file and/or to pursue collection from the applicant, all as the Landlord may deem necessary.
Upon submitting an application with Gaslight Property Management, Ltd, I am paying the holding fee and $40.00 as a non-refundable screening fee. The "holding fee" is accepted as earnest money to reserve an apartment for the applicant. If Gaslight Property Management, Ltd does not approve the prospective tenants application, said holding fee will be returned in full.
The term "Lessor" shall include the Owner-Landlord and Gaslight Property Management, Ltd as managing agent and any affiliate, agent or employee thereof.
